What is landlord insurance?
Landlord insurance is designed to cover against risks related to your rental properties.
Buildings insurance covers the cost of rebuilding your property in the event of fire, flood or vandalism, whereas contents insurance covers possessions against theft or damage.
The majority of policies start with building insurance and property owners' liability insurance, although there are many other additions you can include such as loss of rent or accidental damage.
What contents are covered under landlord insurance?
If you have selected landlord contents insurance, your items such as furniture and appliances will be covered; however, your tenants' items will not be covered.
Does landlord insurance cover lost rent?
Loss of rent due to your tenant's inability to pay is something you can insure against and is known as tenant default insurance.
Some policies will also cover lost rent if your tenants have needed to move out due to fire or flood.
Does landlord insurance cover fire?
Cover for fire damage is something that is included as standard with landlord buildings insurance, which will pay for the repair of the property. Damage to contents will not be covered unless landlord contents insurance has been taken out.
Does landlord insurance cover water damage?
Yes, water damage is generally included by landlord buildings and contents insurance.
Water damage caused by flooding or a sudden, accidental event is almost always covered. In contrast, damage caused over a more extended period, for example, due to a dripping appliance, is less likely to be covered.
Does landlord insurance cover tenant damage?
You can select to include accidental damage in your policy to cover against replacement or repair to your rental property.
Please note that malicious damage caused by tenants is not generally included.
Are tenants' contents covered by landlord insurance?
Tenants' contents are not covered by landlord insurance.
While your contents will be included, your tenant will need to secure their policy to ensure their contents are insured inside the property.

Yes, landlord insurance typically includes compensation for tenant injury claims.
Landlord liability insurance is a core element of the majority of landlord insurance policies, which covers compensation claims and legal expenses if you are held responsible for their injury.
Is eviction covered under landlord insurance?
Assuming you have legal expenses covered as part of your policy, some of the costs associated with evicting a tenant may be included.

Boiler breakdown is an insurable item for landlords which you can choose to include in your policy.
